
Project Overview:
This project transformed an abandoned single-family home into a three-storey, multi-family dwelling. It features three self-contained units: two duplexes spanning three floors, a one-bedroom apartment and a bachelor unit in the basement. Each duplex offers three bedrooms, a home office, and versatile living spaces designed for modern lifestyles.
Design & Location
Located in a prime Toronto area near the Danforth subway, Woodbine Beach, and downtown services, the design maximizes every square foot for comfort and efficiency. A key challenge involved strategic staircase placement to maintain open, flexible spaces and acoustic separation between units which required creative design.
Zoning & Structural Solutions
Despite restrictive zoning, the design achieved full compliance without requiring by-law relief or Committee of Adjustment approvals. Structurally, the project features an 8′-7″ cantilevered floor, creating covered parking for four vehicles and access to a rear double-car garage, while providing additional living space above. The third-floor unit is complemented by a private, covered rooftop deck, creating a serene outdoor retreat in the heart of the city.
Materials & Aesthetic Highlights
A natural stone façade, prominent dormer, and vibrant interiors create visual appeal and energy. Expansive windows provide natural light, while outdoor amenities include a rooftop deck and private backyard.
